Station Masters House, Albrighton
The Station Masters house in Albrighton is a Grade II Listed building directly on the station platform in Albrighton, Shropshire. The building has been used for many things in its history, but has been empty for the last 7 years after it closed as a Thai restaurant. It has now been brought back to life, by two local families, who have joined together to refurbish the building and open it as a ‘micro pub’.
Keim were contacted with regards to internal paint because of the excessive damp problems that the building has been suffering from. Much of the exterior brickwork has been coated with unbreathable coatings and the majority of the repointing needs to be replaced. Whilst these repairs are not within the remit of the team leasing the building, they were keen to apply a paint material which would be able to withstand the excessive moisture and hopefully not result in a repeat of the pre-refurbishment condition of the walls and coatings.
Keim Optil was specified for both its suitability to be applied over sound existing coatings and also its extremely high breathability. It was an interesting project for Keim to specify due to the terrible condition of the existing coatings, both the loose and flaking paint and also massive salt efflorescence common in older buildings. By utilising a surface primer, the applied Keim Optil is performing extremely well, and in some areas the salt effloresence is actually ‘breathing’ through the paint without damaging it! Although this efflorescence will need to be removed from the paint, it is the ideal outcome as it stops the salts becoming trapped in the substrate which can lead to more significant damage when the moisture and salt content freezes and expands.
The Station Masters House, now known as Platform Ale, shows how the use of breathable, durable and high performance coatings are ideal for difficult conditions, particularly in older and listed buildings.
